Questions

Questions about tenant electrical work

Can you start from a floor plan, or do you need drawings?

Either. At the walk we measure and sketch what is there. We price from your architect's drawings when you have them and from our own marked-up plan when you do not, and the bid says which.

Who pulls the permit?

We apply for the electrical permit for our scope. Your architect or general contractor handles the building permit, and we agree on who tells the inspector what.

What does the landlord have to approve?

Anything that changes the service, the meter or a shared panel usually needs the landlord's written approval. Your lease says which. We flag it at the walk, before you sign.

Do you work for tenants directly, or under a general contractor?

Both. Some tenants hire us before they hire a contractor, and some jobs come to us through a GC's bid list. The order of work is the same.

Are you licensed and insured, and how do I check?

The license and insurance are listed on this site. Look up the license with the Utah Division of Professional Licensing, and ask us for a certificate of insurance made out to your landlord.

Do you take emergency calls?

No. We build and change tenant spaces on a schedule. If you see sparks, smell burning or find a hot panel, leave the area, call 911 and tell your building manager.

Do you do work in houses?

No. We work in commercial spaces: restaurants, shops, clinics and offices.

What should I bring to the walk?

The lease draft or its electrical clause, the floor plan, your equipment list and the date you hope to open. If you have none of these yet, bring the address.

How do you handle changes during the build?

Each change goes on a written change sheet with its effect on the circuits and the schedule, and nothing is added without your approval.

Do you speak with the landlord for us?

We speak with the landlord about the electrical when you ask us to, and we keep you on every message.

Still have a question about your space?

Send the address and we will answer it at the walk.
